Find Listing Agent
At some point, whether it's in the next month or so or later, you're going to search for a Realtor to sell your home. So, what is the best way to find a qualified, full-time, professional Realtor who knows what they're doing and will work towards your best interest in selling your home for the highest price possible, communicate with you regularly, and get your home sold in the shortest amount of time.
If you selling your home in Pensacola, Gulf Breeze, Perdido Key, Pace, Milton, or Pensacola Beach, obviously I'd hope that you'd call me.
However, what if you're moving from Nashville, New Orleans, San Diego, Tampa, or any other city or town in the country?
Unfortunately, many folks simply open the yellow pages, talk the lady in church who happens to have her Real Estate license, or call a friend of a friend who knows a Realtor.
Yes, this is how I selected my Realtors when I was buying and selling homes when I transferred from place to place in the Navy. Long story, short, 99.9% of the time the process did not go well (and rarely does it when selecting a Realtor this way).
As an aside, this is one of the main reasons I became a Realtor after retiring from the Navy. I felt there just had to be a nitch for a Realtor who placed their client's needs and goals ahead of their own and would work hard to benefit each and every client.
Ok, let's get to the point, Lew....
Guess what? There is another way way I can assist you all the way from Pensacola. I've done this many, many times and each and every time the client has been very pleased with the service they receive.
First, most folks believe that a Realtor, is a Realtor, is a Realtor; all are created equal. Nothing can be further from the truth. In Pensacola alone, we have nearly 2000 Realtors.
They say in California, one in every three adults have their Real Estate license. There's an old adage in any organization or team that 20% of the people do 100% of the work. That's definitely true in Real Estate.
One of the primary criteria in selecting a Realtor is do they work Real Estate full time? I work this profession seven days a week and normally 8-14 hours per day. I used to tell folks, yeah, as a Realtor I work half days - 7am-7pm. Honestly, I don't know how anyone could be knowledgeable, proficient, successful, and attend to the needs of their clients without working Real Estate full time.
Just a side story: a few months ago, I was working with some buyers who were moving to Pensacola. Among others, there was a home they wanted to tour. I called the listing agent 3-4 times (over a two day period) to attempt to schedule an appointment to view it. After we toured the home, the buyers wanted to make an offer on this home but had some specific questions. Again, I attempted to call the other agent several times, again over a 2-3 day period. Can I say, by this point, both my buyers and I were pretty frustrated. Finally, she called me back and said "Lew, please realize I have a full-time primary job as a "XXXXX" (the answer was not Realtor). The question I asked myself was, I wonder if her sellers, her clients, the folks she has a fiduciary responsibility to...I wonder if they know she's not working 100% in their best interest?
People are in this business for various reasons: Some thought it was easy money, others because they feel if they can make a sale or two a year it'll supplement their income, still others simply do it as a hobby. Believe me, I wouldn't want any of those folks selling my home or helping me buy one. You need to work this business every day to stay up with the market, stay educated and work hard for your clients.
The fact is, there are quite a few National-known Real Estate companies out there. Folks believe that just because the company is well known, all the Realtors who work there have to be the best in the business. In fact, many of those companies house the majority of part-time agents. There is one well-known franchise here in Pensacola that has 47 agents working in the office. Of those 47, eight (I repeat) eight work the business full time.
The trouble is, when a perspective buyer or seller calls their office, they are essentially rolling the dice whether they will get one of the eight full time Realtors, or one of the remainder who are part-time agents.
If I can stress one thing, it's not the company you're hiring to sell your home (or help you buy one for that matter) it's the individual Realtor.
The process I'm offering to you (for FREE) is to research agents in your hometown. I go through their certifications, qualifications, specialties, experience levels, ect then select three to four.
Secondly, I'll call those 3-4 agents and have a professional discussion with them. I ask them questions Realtor to Realtor perspective so I can assess their local area knowledge and motivation for assisting clients.
Finally, I either ask you or them to make contact so you can conduct your interview.
You are never obligated to use any of these Realtors. But, remember I've done this many, many times in the past and each and every time the client has been happy with the results.
Now, I know you noticed above where I said this service is FREE to you. Why would I take the time to find you an agent and not charge you any money?
